UAE Property Investment Forum

Jumeirah Village Jumeirah Village is a freehold residential development that will contain over 6,000 villas and townhouses, set amidst luscious landscaping and unsurpassed leisure and lifestyle amenities. Another masterplan by Nakheel, all villas were sold out on the day of the launch. So, what investment returns have investors seen on this project? Has there really been a resale market for Jumeirah Village, and if so, have people made money? What problems have there been with the development? Discuss the issues here.

sheikh20 if you still have access and have read this, then could you do us a favour and ask skycom over in Dubai, as to what their answer is to all of the above! Cheers mate!

But I think the main people behind the company are based here in the UK at their ACW leeds office, maybe its them we should be asking questions to?!

I have visited Skycom Investments office in Dubai and had the chance to visit ACW Holdings office as well. I was pretty impressed with the site tour as it gave me a better insight of Dubai & especially the area where I am investing. The infrastructure work I witnessed at Arjan was quite satisfying and the experience of driving to my plot was great.


The most important thing I was looking for were the essential documents & certificates from them. I was shown all relevant documents at their office and speaking to an ACW representative, I was given a complete insight of the organisation and their future projects which looked impressive.


I am pretty satisfied with my investments and the company I am dealing with. I hope this will help you guys.

Its quite interesting reading through the posts. We need to focus on how safe my investment is? When I asked this question to myself, the assurance I have is that all my funds are held in the Escrow Account with the government.

As an experienced investor, what I would like to share with all of us is the Escrow System practiced in Dubai. This has been put in place by the government for safeguarding the money of investors and making sure that the developers are paid only if they deliver.

With so many projects that the company has released and many more that they are launching, I am sure they mean serious business & it does reflect in the way they operate.

Yes you are quite right sheikh, from what I have seen at their exhibitions and also their advertising, they do seem to mean business. And I do realise that they have more than just one or two projects.

BUT, the facts about their history over here are still quite undeniable! I hope that the escrow account does safegaurd all our interests with this company! Did you check with the dubai islamic bank whether the account number that our money is going into is actually an escrow account or not? I may check with them myself.

I hope things work out for all of us who have put alot of hard earned money into ACW. Please guys, keep this post updated as and when you can. We investors really need to stick together on this one! Thanks again Sheikh!

I have purchased at hanover square, and i have paid more than 40% and this is the first time read this thread and getting scared about my investment (i had this from my retirement savings !!)

Does anyone know what the lasted news is on these developments I don't think construction has started yet.....

As the Marketing Manager at ACW Holdings, it is my responsibility to develop the brochures, websites and television adverts. Before we approach working on a brochure or any information to tell you about our projects, I sit with senior management and discuss each and every aspect of the development. It’s important to portray information accurately and we invest heavily in models, artwork and renderings to give you a real sense of what your property will feel like before you buy. A property investment is among the most significant investments you can make in your life, and we want to make sure that your investment is safe with us.

Why has ACW Holdings responded in a forum?
I’ve started addressing a few forums directly to answer questions because people are asking and because it lets us know what people think and how they perceive the company. I’m not responsible for Customer Service Management, but I am interested to know what is happening and to make sure that any reasonable question is met with a reasonable answer.

RERA Registration
Yes we are RERA registered. RERA registration as a process requires an extensive company audit and a lot of documentation to ensure that all transactions are transparent. The introduction of RERA hasn’t been simple. It impacts on every single part of the business. Aspects of RERA have had impact or potential impact that no-one was clear on because it’s a new law intended to make investors more secure and changed how everyone does business.
We are RERA compliant at all stages of a project and have escrow accounts in place for all of our developments. Some projects such as Hanover Square obviously were on the market before the implementation of RERA, and we had to transfer those accounts to Escrow, and that could only take place after we completed the RERA registration itself.

An Emerging Market
We need to be realistic, Dubai is an emerging property-market with a different kind of government and process to that a lot of investors are used to in the United Kingdom.
What this means for private developers is that we have to work closely with the Master Developers and their contractors. In the case of Jumeirah Village, that is Nakheel and Ellis Don. Jumeirah Village is an extensive community - it’s going to become one of the most important hubs in Dubai. But when you consider an emerging country, that means there isn’t as much infrastructure, a lot of it has to be built and the impact of decisions at a master developer level sometimes aren’t seen until somewhere down the project.
Any delays in construction as discussed here have resulted from decisions by Nakheel; the Government Developer. Nakheel’s decisions are in the best interests of all owners of Jumeirah Village Property, at the moment they’re expanding the infrastructure to ensure it meets the demands of the residents on a daily basis. It’s a much better option than having a problem with your water supply after you move in because the Master Developer underestimated.
More importantly, for the investor – even with delays – the value of your investment grows each and every day! The rental value of the neighbouring areas such as the Springs, Emirates Hills and Meadows has risen over 300% - that’s an extremely positive indication for the future of Jumeirah Village.
We’re working with consultants, contractors and the Master Developer heavily at the moment with regard to our Jumeirah Village projects. We’ve appointed the contractors for foundations, construction and fitting.
