| In evolving The Palm Jumeirah into one of the world’s premier resorts for living, tourism and leisure we are constantly looking at ways to add to the amenity of life on the island. As an owner we wanted to inform you of some recent changes to the Master Plan that we believe will achieve this and add to the value of your investment. We enclose a copy of the latest concept plan. This includes the major waterfront leisure facilities, including marinas, beachfront hotels and shoreline clubhouses that had been announced since the original concept design was revealed in 2001. In order to achieve a better balance between waterfront leisure and recreational facilities and also provide valuable community space for residents, a beautifully landscaped park will now become the focal point at the center of the trunk. The 7.8 hectare park will include a wide range of facilities including a large water element with pools and fountains being key features. The park will also be an experiential feature, creating attractive, useable space. Residents will not only have beautiful park side views, but also the opportunity to enjoy the space physically whether that is a leisurely stroll through the park or a picnic with the family. The new design will enhance the community of the trunk as one continuous destination, as opposed to a number of separate, disconnected developments. Residents will be able to walk from their apartment to anywhere on the trunk – from the clubhouses to retail at The Golden Mile, and from hotels on the trunk to the luxury retail center. We are very excited about the latest enhancement of The Palm Jumeirah Master Plan and we look forward to its continued evolution as one of the worlds most sought after destinations and investments. |

| I guess the two biggest questions/concerns those of us who are former "canal view" owners and now newly discovered "park view" owners have is: 1) what effect will this have on the market value of the units along the former canal (now park), and 2) what effect will this have on the ongoing maintenance fees Nakheel will charge the owners to maintain this park over the years. With respect to values, we are in unknown territory. I have asked a property agent I deal with in Dubai to provide me with the last 6 sale prices for D-type units (only because that is what I own but it should be indicative of sale price trends in general along the former canal) before the announcement was made (to form a baseline price). Over the next few months I hope to compare pre-canal prices with post-park prices to get an idea of the impact. As far as maintenance costs, I assume this will increase the yearly cost, as it must be more expensive to maintain a park over a canal? How much will be interesting to see, but I can see where in the years ahead it is highly likely the owners on The Palm will form an owners association (similar to other developments in Dubai) in an attempt to provide some transparency to the charges Nakheel will undoubtedly heap upon us. |

| Dubai: Dozens of residents of The Gardens are overjoyed over the news they can continue to stay in the community, but upset as to why they were earlier told to leave. A notice was sent to affected tenants of 12 buildings just behind IBN Battuta Mall that the management has resumed processing the renewal of their annual tenancy contracts. "We can now get on with our lives," said one resident, adding that "they had been put on hold" by the management. "We are happy, but we don't expect any explanation," she said. A Nakheel spokesman said: "In order to give reassurance to The Gardens' residents, we can confirm that we are enabling residents of the 12 buildings to renew their leases, and a circular was sent to all residents on Tuesday to this effect." One notice stuck on the main door of an apartment building had a handwritten aside by a tenant: "At least say you are sorry," it reads. The Gardens management had earlier in January sent a notice that their buildings could be affected by a proposed west parallel road and that their tenancy contracts would only be extended until the end of June this year. The tenants had gone on peaceful demonstrations twice in the community's main grounds. After the first protest, the Roads and Transport Authority (RTA) denied that any of its projects would affect the apartment buildings in The Gardens. Nakheel, the developer of the community, later sent a notice to the effect that the RTA statement does not change anything. It said talks are still continuing with the RTA over the road project. Nearly 300 tenants of the buildings will again gather in the main grounds, but this time to celebrate." Maybe people power can work? |

| We have recently bought a one bed roomed "park facing" apartment. Like others, we concerned about the changes. It seems a real shame - the canal would have looked lovely at night - apart from the fact that the maintenance charges may be more expensive and the value of our properties may be affected. Not impressed, but doesn’t seem much can be done. Could someone tell me - how we get from a canal sorry, park facing apartment to the beach beside the shoreline apartments? I understand that we are supposed to have access to the club assigned to our building - but how do we get there?? |
