| Hi everybody, Good day. I am new to this forum and Dubai. Need some feedback. Is it advisable for a foreigner buy villa or apartment in Dubai? Is it worth investing into the this astronomically priced market. Is it better compared to paying +80K year rent or buy paying little more than that. Thank you all. Take care. |

Further questions of interest from my side are: Has anyone experience with buying a house in Dubai? Is it difficult as expat, is anything special you should know? Where is it possible to buy houses as expat? (Everywhere or only in certain areas? Can you buy houses in the springs area or only rent them?) Wouldn't it be a good investment, considering the actual rise in prices? Is it easy or rather impossible to sell a house again after a few years? What is the legal situation if you leave the country e.g. after 3 years and did not sell your house? Thanks |

| I am going through it now will let you know how I get on. You need on average 30% deposit to put down and then can get a mortgage from firms like Amlak and Tamweel. Although other places are offering mortgages now too. As an expat ALWAYS get a lawyer to look over everything. Do not sign anything you do not understand and not in English! There is something about property not being in your name if you are an expat and you need to register it or something - I will let you know as / if I go through this. Certain Springs Villas are for sale, some for rent. Great investment yes! Who knows what the market will be like in a few years but if you look at the amount of money they are ploughing into the place I would say it is a safe bet at the moment yes. If you do not sell it and leave the country the place is yours but why would you leave it empty?? Hope that helps. |

| I found the Globaleyegroup.com - News site very useful since they do not sell property but take you through the nitty gritty of buying overseas and the nuances of buying in Dubai in particular. Go and see them if you are in Dubai and I think they have links with most of the real estate agents and developers since I was sent to them in the first place. Good luck |
