Ajman Property Ajman was the second Emirate to follow suit after Ras Al Khaimah to open up its property market to foreigners. 15 freehold residential projects were announced initially, and one of the largest development being announced by Tameer. Ajman property prices have been lagging behind the other Emirates of Dubai and Sharjah, and investor uptake has been average with the limited exposure Ajman has got overseas. However, residential uptake has been good with people being priced out of Dubai and Sharjah. If you have a story to tell about Ajman, or have invested there, or just want to share your opinion, shout it out here.

Default Looking into development in Ajman - 21-02-2007, 10:32 AM

Hi all,
I’m looking into a development in Ajman, between Sharjah and Dubai. It’s called Gold Crest Dreams. The prices are fairly reasonable as I think the area is new to property investment. Does anyone know much about the area? Or have any specific advice regarding this or any development in Ajman.

The payment plan in place for GoldCrest Dreams is one of the main reasons I’m interested in it. I can get a one-bed at a price I’m comfortable with paying over the next 5 years. I’m not buying this purely as an investment, I want to use it for family holidays, but in the long run I guess it has to be a sound financial investment. I'll be going to Dubai in a few weeks and intend to look into several developments, but at the minute, this is my favorite, based on the numbers. I know very little about the area, so might hate it.

Hi,
The development seems good an investment because of its location and payment structure in Ajman. The Emirate of Ajman is fairly minute in size (around 150 sq km) and has a population of almost 100,000. Ajman is basically a place where lower middle class people working in Dubai live! Ajman to Dubai drive is around 20 kms but it takes 60-90 minutes during office hours and shopping hours (that pretty much means almost every hour of the day you are awake!).

Right now, one bedroom apartments usually go for 18-25K AED per year or maximum 30K depending on the area and how new is the building.

Ajman is known for fishing, some old archeological sites, few shopping centers, beaches and its free zone.

i have bought a small apartment in nuaimiya towers and its spacious but not properly finished.This developer is goldcrest. I personally do not like them as they are not
professional for me like Emaar or Nakheel. Ajman is not so cosmopolitan. There are mostly south Asians. It is more family orientated town. Shopping is cheaper in malls like LULU. I still have to explore others. However, the porters do not speak English. The sewage gets collected daily from under the towers and there are mosquitos. I already have leaks in my flats. The properties are much cheaper but the quality is sub standard inside. I do not like this developer as they use the words like 'quality, gold seal, trust and etc.' but they are not of this standard when I saw my flat. Yes, the tiles are high quality but the bath and sink do not match and are odd sizes and not fitted properly. Then the quality of the kitchen is flimsy and not entirely practical.
If you are thinking of buying a shell then Ajman is good but you need to spend a lot of money afterwards doing it up the way you want it. It's almost like buying a property in auction but you don't know what to expect inside. Then there are no solid laws of compensation. You could waste hours on the phone complaining. The developer is not interested in doing anything major, they told me that. So you would have to rip the bathroom and kitchen to do your own LG style kitchen and be satisfied in the long-term. I know the developer has comprised in the bathroom and kitchen. In my opinion a new apartment should be 5 star quality. With this developer I would give one star and not a gold one as they claim in their advertising. They admit that these flats are worth the money you are paying. I would agree that you are getting the space as the same in Dubai would be twice the money.

Think of the space and location is good with empty beaches and sharjah is so near. Restaurants are rubbish in Ajman. But more family orientated.

Firstly, I am a real estate agent in the UK selling property in the UAE. However I am also an owner of a few properties in Ajman and Goldcrest Dreams. These are a fantastic development and property prices will certainly double over the next couple of years.

My advice is to buy now and then recoup the rewards in 5 years time!!

Hi,
Regarding Emirates City, there is around 92 towers in this project.
On the main Emirates road all are G+6Parking+40 residential floors with all 5*facilities (G+46) and Back side G+4Parking+25 Residential floors normal buildings (G+29).
If u wanna buy and live in Ajman in future so front line the best option. I m suggesting you because we have real estate company and we are dealing almost all project.

Dear all, was thinking of buying in Emirate lake towers by the developers Chapel in Ajman . Does anyone know if they are good? Is it better to buy apartments on lower or higher floors? What is a good price to pay per square foot?Is Ajman a good investment? Any negatives on buying there?
